Here we have a concrete basement retaining wall system being placed with shotcrete. This project included a full waterproofing system behind the retaining wall and allowed the homeowner to turn a storage basement into a fully permitted Accessory Dwelling Unit

Basement Sister Foundation
Examples of Issues We Find On Inspections
This is an example of a home that has suffered not only severe settlement, but also very poor repairs at some point. The floor support beam, or “girder”, is not only not attached to the floor framing, but also does not have a proper footing underneath.
Example of Why a Foundation Should be Replaced
This video shows a foundation that was in need of replacement, the concrete is eroding to the point where it will not hold an anchorbolt and its ability to support the structure as intended is diminishing. This can be caused by poor drainage and inferior concrete mix. This condition typically worsens with time.
Example of Why a Foundation Should be Replaced
In this video we see that the steel reinforcing bars, “rebar” for short, is rusting. When steel rusts, it expands and when embedded in concrete will “spall” the concrete. Finding and addressing spall damage is important as this condition will continue to destroy the foundation.
Example of Why a Foundation Should be Replaced
Here is a poorly installed seismic retrofit where the concrete is too deteriorated to securely hold the anchorbolt, therefore invalidating the intended purpose of the retrofit (keeping the house on the foundation).
